How do Buyers find homes? That is a great question and sometimes Seller dont understand the process a buyer goes through to find their dream home.

In 2013 the number one ranked source was online and increased in 2014 by 4% for 94%. What does this mean to you? Are you presenting your home in the best light in order for Buyers to be knocking down your door to see your home?

Here are some simple steps to make sure buyers see your home..

1. Professional Pictures- This is a must to keep up these days with all the competition in your neighborhood.

2. Staging- De-personalizing your home can be the hardest part of the process and extremely important. Buyers want to visualize living in the home with their furniture and creating memories just like you have for many years.

You don't need to know how to stage- This is why you HIRE the right Agent to help you.

The second ways Buyers found their home was with their Agent. In the state of Washington it is free to the buyer to use the a Realtor of their choice. When interviewing Agents you need to know what are they going to do to get your home in front of the other Realtors. Every home needs to be sold twice, once to the buyers agent and then the agent sells it to his/her buyer. Having an Agent that has a huge reputation in their community with other Agents is HUGE. Ask them how do they market the home to out of state agents?

In 2014 47% of buyers found their home at an open house. In my opinion this is market driven if we are experiencing a Sellers Market or Buyers Market. When inventory is low buyers are out driving the streets looking for homes to get into the door. The last 2 years this has been very true- and you need to make sure you hire an agent that does not just post the open house signs.
